2018 Best Infill Building Project

The corner of South Broad Street and East Jordan Street in downtown Brevard was a vacant lot that once housed a former gas station. The building was demolished twenty years ago and the lot had occasionally been used since for parking.
With growing demand for additional square footage in downtown, Mike Domokur purchased the lot with plans to construct a four-story building, adding 21,000 square feet of residential, office, and retail space. Domokur Architects designed the building and relocated its offices to the second floor. The building was designed with an outdoor patio space that serves as the foundation for a second infill building when the market demands additional space.
The corner building now houses two retail tenants and a restaurant on the first floor, three office suites on the second floor, and four residential condos on the third floor. There is also underground parking and storage accessible from the back of the building. Twenty employees now work at 43 South Broad Street.
The $3.5 million project received a $200,000 grant from the Main Street Solutions Fund and a grant from the City of Brevard and Heart of Brevard. However, most of the funding was from Mr. Domokur’s private investment. The project spurred an additional $7 million in real estate transactions, demonstrating confidence in the downtown Brevard business district.
